    Rule & Status Notes:

    • Federal RESPA rules cap your servicer's escrow cushion at 1/6th of total annual disbursements (approx. 2 months of escrow payments).
    • If your new tax or insurance bill increased, your payment rises for two reasons: higher ongoing monthly bills plus catching up on the past shortage.
    • When a shortage is spread over 12 months, your monthly payment will decrease slightly after month 12 once the prior shortage is fully repaid.

    How the Estimate Works

Your escrow account functions like a dedicated savings account managed by your mortgage servicer. Every month, a portion of your total mortgage payment goes toward upcoming property taxes, homeowners hazard insurance, and optional flood insurance.

    1. Ongoing Base Escrow (B = A / 12)

Your total projected yearly disbursements divided equally across 12 months. This is what your bills cost per month going forward.

    2. Cushion & Shortage Math

Federal rules allow servicers to maintain a buffer of up to 2 months of escrow. If your account drops below this threshold when big bills are paid, the difference creates a shortage.
